Schenectady County to Consider Option on One Broadway Center

The Schenectady County Legislature will take up a resolution on Tuesday, May 14, 2024 that would allow the County to enter into a three-month option agreement for One Broadway Center in the City of Schenectady. The County is exploring options for office space as the Schenectady County Office Building continues to age and needs significant repairs, modification, and modernization to continue serving the needs of the County. This includes replacing the HVAC system and other upgrades.

The County Office Building officially opened in 1962 and currently houses the County Legislature, County Clerk, two floors for Family Court, and additional administrative offices. The County is evaluating existing buildings that would allow for the potential consolidation of offices now located in multiple buildings under one roof, aiming to increase accessibility and reduce costs. The option would give the County greater access to closely inspect the 161,000 square foot building.

“As the needs of our departments continue to evolve, we are looking at all available options for housing County government offices to best serve our community in a cost-effective way,” said Gary Hughes, Chair of the Schenectady County Legislature. “This option agreement would allow the County to gather detailed reports and cost estimates for any repairs or modifications that would be needed. We will continue to evaluate other buildings and conduct due diligence to seek the best value at the lowest cost.”

One Broadway Center

One Broadway Center, a nine-story building with over 160,000 square feet of office space, formerly housed the NYS Lottery/Gaming Commission and currently houses an office for the Social Security Administration on the 8th floor. The building sits on 1.14 acres of land.

Option Agreement

The Option Agreement also gives the County the right to purchase the property for a total of $12,500,000. The price of the option is $75,000, which will be deducted from the purchase price if the option is exercised. If purchased, the County would receive over $2.7 million from the US Government over the next seven years in rent for the Social Security Administration office on the 8th floor.
